Two nights,
a house of your own.
Not a room: a stone house with its own kitchen, its own bathroom and its own door. From €230 for the weekend, cleaning and linen included.
A weekend at Borgo Santa Maria means two nights in a whole house, not a hotel room: your own kitchen, bathroom and entrance. It starts at €230 for the two nights — €115 a night for the house, not per person — with linen and final cleaning already included. The minimum is two nights; from November to March a single night is possible when there is room. No cars circulate inside the hamlet, and in twenty-five minutes you are in Orvieto, Città della Pieve or on Lake Trasimeno.
Which house,
for two nights.
The price is for the house, not the person: four people in the same house pay what two do. These are starting rates, the low-season ones — they rise in high season, and the quotation is what settles it.

The larger houses — Loggia and Meridiana, up to eight guests — work the same way for a weekend: they are all on the houses page.
The evening
you arrive.
- From 4 pm Check-in. We hand you the keys ourselves: no codes, no lockbox.
- Before dinner A walk round the hamlet — ten stone houses, the park, the pool. It takes a quarter of an hour and it tells you where you are.
- Dinner Two trattorias, one at a kilometre and a half and one at three. Or you cook: every house has its own kitchen, and the first shop is at a supermarket five minutes away.
- After In summer the pool stays open until dark. In winter almost every house has a fireplace, and the firewood is in the courtyard.
One town,
not three.
In two days you choose. The advice we always give is to leave the late afternoon free: half the reason for coming here is the park at five.
Orvieto
The Duomo, the underground city dug into the tufa, the Pozzo di San Patrizio. A full half day.
Città della Pieve
Perugino’s home town and the narrowest alley in Italy. A quiet half day.
Lake Trasimeno
Castiglione del Lago and the ferry to Isola Maggiore. April to October.
Val d’Orcia
Pienza, Montepulciano, Bagno Vignoni. The longest day: leave early, back for dinner.
Day-by-day itineraries are in the guides to the surroundings, with opening times, parking and where to eat.

What you ask us
before booking.
Can we come just for a weekend?
Yes. The minimum stay is two nights, which is exactly a weekend: you arrive on Friday from 4 pm and leave on Sunday by 10 am. In low season, November to March, we also take single nights when there is availability.
How much does a weekend for two cost?
Two nights in Scuderia, the smallest house, start at €230 in total — €115 a night — with linen and final cleaning already included. That is not per person: it is the price of the whole house, which sleeps up to four. Rates rise in high season and differ from house to house; the table above starts from the lowest prices of the year.
What is included in the price?
The whole house with its own kitchen and bathroom, bed linen and towels, final cleaning, the park, the sports facilities, the organic garden to pick from, Wi-Fi and parking. The pool is included from mid-May to the end of September. Left out, and taken separately on request: the Finnish sauna and the wood-fired jacuzzi, heating (€1–€2 per hour depending on the house), cot and high chair (€30) and the cleaning supplement if you travel with a dog (€30).
How much can you see in two days?
One town, not three. Orvieto, Città della Pieve and Lake Trasimeno are all twenty-five minutes away: pick one for Saturday and there is still time to be back for the sunset. The Val d'Orcia — Pienza, Montepulciano, Bagno Vignoni — is an hour away and takes the whole day. The advice we always give is not to fill Saturday: half the reason for coming here is the park at five in the afternoon.
Can we arrive late on Friday evening?
Yes, just let us know. Check-in is from 4 pm and we hand over the keys in person, so we arrange around the time that suits you. We are 15 minutes from the Fabro exit of the A1 motorway and 20 from Chiusi-Chianciano station.
Can we bring the dog?
Yes, dogs are welcome in every house, with a €30 supplement on the final cleaning to be mentioned when booking. No cars circulate inside the hamlet and the park is fenced on the sides facing the road.
