There's room for everyone.
Ten stone houses, twelve to forty-seven people, a pool and a park. Everyone gets their own room, you all eat together, and in the evening you can make noise — there are no neighbours.
A group of friends at Borgo Santa Maria sleeps in independent stone houses, from 12 to 47 people. Twenty of you fit in 3 houses (23 beds) for €655 a night — about €33 each; thirty need 5 houses, roughly €33 each. You don't have to book the whole hamlet: you take only the houses you need. Total exclusive use starts at €2,100 a night midweek and €2,500 at weekends. We are in Monteleone d'Orvieto, Umbria, 25 minutes from Orvieto.

The question whoever organises always asks. Here is the answer already divided per person, so you can paste it into the group chat. These are starting prices, per night and VAT included: they move with the season and the day of the week. The last two columns are the two possible formats. Only the houses you need: cheaper, but there are other guests in the hamlet and the shared halls are rented separately, €350 the first day and €250 from the second. Or the whole hamlet on exclusive use: nobody else on site and the two halls already included in the rate. The spa — sauna and jacuzzi — is an extra on request in both cases.

The two columns are two different ways of being here. Only the houses you need: you pay for those, and the hamlet stays open to other guests. The whole hamlet: it costs more per person below thirty, but nobody else is around, you get the two event halls and the pool is yours alone. Above thirty the two columns converge and exclusive use almost always wins.

A milestone birthday
Forty, fifty, sixty. One house per family, dinner all together under the pergola, and nobody has to drive home at the end of the night. The cake can be delivered — or you make it with us in the Locanda delle Rose.
The reunion
University friends, old colleagues, people who now live in four different cities. A weekend is enough, but almost everyone ends up staying three nights, because the first day goes entirely on catching up.
Stag and hen weekends
You can make noise here: the hamlet is isolated, with no neighbours to wake. Pool, barbecue, football pitch — and separate houses for whoever wants to go to bed before the others. Most groups arrive on Friday and leave on Sunday.
New Year and holidays
Fireplaces lit in nearly every house, halls for the group dinner, and the silence of the countryside instead of traffic. It is when the hamlet is at its best and least crowded: out of season you can come for a single night.
A week together in summer
The format we recommend most: seven days with the pool at your disposal, day trips to the hill towns, and a cost that drops — for week-long stays the rate is from €2,100 per day for the whole hamlet.
Cycling and sports groups
White gravel roads, Umbrian-Tuscan climbs, and afterwards the pool, the wood-fired sauna and a long table. Room to store and wash bikes, a football pitch and a calisthenics area for anyone training.

How much does a house for 20 people in Italy cost?
At Borgo Santa Maria a group of 20 sleeps in 3 houses (23 beds) for €655 a night in total — about €33 per person per night. You do not have to book the whole hamlet: you take only the houses you need. If you want total exclusive use — no other guests, plus the two event halls — that starts at €2,100 a night midweek, roughly €105 per person for twenty.
What if we are 30 or more?
Thirty people sleep in 5 houses (35 beds) for €995 a night, about €33 each. Above thirty, exclusive use of the whole hamlet almost always makes more sense: from €2,100 a night midweek — around €70 per person for thirty — and you also get the two event halls, the pool to yourselves and nobody else on site.
Do we have to rent the entire hamlet?
No. The ten houses can be booked individually, so a group takes only what it needs and pays only for that. Exclusive use is worth it above roughly thirty people, or when you want the certainty of having no other guests around: parties, music in the evening, a birthday toast in the pool.
Can we have a party in the evening?
Yes. The hamlet sits in open countryside with no neighbours and no through roads: music in the courtyard, a long dinner under the pergola and a night swim disturb nobody. If your group books exclusively, there are not even other guests to consider.
How do we handle payment between friends?
One person books as the group contact and pays once: we only need a single point of contact. How you split it among yourselves is up to you — most groups work out a per-head figure from the total, which is exactly why this page shows the prices already divided per person.
What is there to do on a weekend with friends?
Pool, football pitch, ping pong, bocce, a pond for fishing, barbecue and fireplaces with firewood included, woodland paths starting at the hamlet. On request: Finnish sauna and wood-fired jacuzzi, cooking classes, wine and oil tastings, e-bike rental. Outside: Orvieto 25 minutes away, Città della Pieve 25, the Val d'Orcia an hour.
